The brake on direct booking is not Airbnb's rules: it is insurance
When a guest who has already stayed asks to book the next time without the middleman, 78 of the 96 hosts who take a position in the largest public forum of Airbnb hosts say yes. Of the 18 who refuse, 9 cite lack of coverage (insurance, liability, deposit) and 6 cite fear of being delisted.
Why it matters
Airbnb has started charging a lower commission (6 % or 10 % instead of the standard 15.5 %) when the host brings the customer, as reported by Skift and PhocusWire in late August 2026. That move competes on price. What hosts themselves say is that most are already willing to close the second booking outside; what holds back the minority who do not is coverage, not commission. For a vacation-rental manager, for an alternative portal, and for any channel that wants to grow direct bookings, the figure points at where the work is: insurance, deposit, contract and guest verification.

The guest side (small n: absolute numbers only)
In the guest forum (r/AirBnB) the most-commented thread on the topic, dated 31 August 2026, asks why guests do not book direct. Of the 12 guests with a stated position, 10 cite protection or verification as what keeps them on the platform, 2 say they cannot find the direct website, and 3 book direct only with hosts they have already stayed with. Same barrier, seen from the other side.
Method (two lines)
Public Reddit archive (Arctic Shift), queries "direct booking", "book direct", "off platform" on r/airbnb_hosts between January 2023 and 5 September 2026; the 12 threads with the most comments (not the most votes), two discarded for being about something else. From each thread, the 30 top-voted comments, read and hand-coded: YES / NO when a guest who has already stayed asks to book direct; reason for the no; stated discount. One vote per account.
- An English-language, mostly US forum. It does not describe Spanish hosts.
- People who post in these threads have already considered direct booking: the sample leans yes. The useful figure is not the share of yeses but what stops those who say no.
- Top-voted comments over-represent veteran forum users.
- Single coder assisted by AI, no second coder. Every comment identifier is in the dataset so anyone can repeat it.
- The guest side has n = 12: absolute numbers, never percentages.

Who publishes this
Estancias Directas is a direct-booking portal for holiday rentals in Spain. It lists only properties synced from a channel manager, charges owners 1 % and travellers nothing. We publish this count because our work is precisely the barrier it points at: verifying the property and the guest, not discounting.
